Built of concrete and steel by Cidex Homes and completed in 2010, Treo houses 52 condo suites in four floors set above retail space at the sidewalk level and one floor of offices above that. The building largely faces onto Thirty-Third Avenue but the residential entrance is on Twentieth Street as seen in my second photo. This is the largest new building in the old Marda Loop/Garrison Woods neighbourhood, showing how urbanization is coming to what used to be Calgary's suburbs.  "Marda Loop", after all, is where the streetcar used to turn at the end of the line and head back downtown.
 
There are 44 two-bedroom and two-bathroom suites and eight one-bedroom suites at Treo, four of those also having a second bathroom.  Every suite has nine-foot ceilings, hardwood and tile flooring, granite counters, a balcony, an indoor titled-property parking stall, and at least one assigned storage locker in a separate clean and dry room. There is a courtyard with benches on the building's south side.  The retail and office floors plus the first one and a half levels of the in-ground garage are a strata corporation separate from Treo Condos, and with a co-operation agreement between them.
 
The developer is known for many other Calgary condo landmarks, including Westgate Park, Wildflower townhouse developments at Bridlewood and at Hidden Valley, and "Treo"  house and condo projects in four other city locations.
 
Unit Factors at Treo Mardo Loop are allocated to suites in proportion to their sizes, while parking stalls are assigned a UF of one each.  The lockers are common property so pay no condo contribution or property tax.   I keep on file the building's Condo Plan and all floor plans.
