Often referred to as "brownstone" townhouses, College Gate was built in four phases starting in 2004 by Swan Group and today hosts 58 roomy homes in a stacked design with parking around back. Half of the suites have their living level just above grade and their bedrooms level half below grade. The other half of the homes have interior stairs to their living level and then further stairs to their bedrooms level. Construction is modern frame with structural floor joists and overlay clad in brick with stone lintels for that olde-towne look.
Naturally the upper-level homes are more in demand. Because the neighbourhood behind drops away, the upper College Gate suites have at least partial views to forested Tsuu T'ina Nation lands from their kitchen/dining areas, and of mountains off to the south-west. Suites are all spacious and vary a bit between 1,358 and 1,419 square feet, with either two or three-bedroom designs. Upper suites are mostly a bit larger, although some some walls are not full-height, as they slope under the roof, and of course the floor area includes each suite's stairwells.
Every roomy patio has a natural-gas outlet for the barbecue. Design choices were for either two or three bedrooms and either a shared bath for bedrooms or a full bath plus an en-suite, and all suites have a half bathroom on the living level. Standard finishing was carpeting with a hardwood option, and a fireplace could also be added. Windows are all large and every home has windows both front and back.
Parking at College Gate is all titled, with 50 detached-garage stalls and 6 open-air stalls so--unless two stalls are hidden somewhere--two of the 58 homes use on-street parking. Some of the garage stalls are walled off from their neighbours, so this might have been an upgrade.
Unit factors are allocated to suites in approximate proportion to their floor areas. Indoor titled stalls have a UF of 15 each and outdoor titled stalls have a UF of 6, which is fair because the garage buildings need to raise money for their maintenance.
