This is a bare-land condominium development of 44 lots hosting an array of attached and semi-detached luxury townhouses. The gated condo subdivision was created in 1994 by Georgian Heights Ltd. with construction phased after that over several years, and involving a variety of builders.

Floor plans here are sprawling two and three-bedroom layouts with at least two and a half bathrooms, many homes with a walk-out basement, lots of bay windows with views to downtown or of the Bow River Valley, and high interior finishing standards. Very home has a two-car drive-under garage and room for another two on the driveway.

The Condo Plan allocates unit factors almost equally regardless of the sizes of the various lots. Homeowners own each house individually, including its shell and roofing, but the Bylaws assign maintenance of landscaping and building exteriors back to the corporation of owners. That means there are monthly condo contributions to keep things up, and that homeowners also pay their own utility costs. Prominence Path, the development's driveway, is part of the condominium, not a city road. I keep the Condo Plan on file.
