There are 27 sprawling two-levels condo apartment homes atop two levels of commercial space at Plaza 14, which was built as a condominium in 1981. All but one of these large suites--it's at the north end--have a lovely view of downtown and they all have a balcony view to the west; 'very nice! The concrete structure has one level of in-ground parking divided between commercial and residential users, then two levels of commercial space that are a single legal unit comprising almost 47% of the building's privately-owned floor area.

The apartments fill the top three floors with unusual two-level layouts. The third-floor suites are accessed from the fourth floor where they each have a grand entryway and wide stairs down into each home. The fourth-floor suites also have stairs, but these go up to serve the bedroom levels of those suites. All these homes have at least one large balcony facing east to downtown, plus either a balcony facing west or use of the fourth-floor access walkway on the building's west side, which residents share as sunny afternoon patio space.

And now the floor areas: the runt of this litter measures 1,567 square feet, while most suites are well over 1,800 and top out at 2,248 square feet; bring your grand piano... or two! These two-bedroom and two-full-bathroom suites have wide-open spaces, of course, large storage and laundry areas, and each has a wood-burning fireplace. Everyone has an assigned indoor parking space in the garage and each suite gets an assigned storage locker. If you think it'll be dark toward the back of these suites, relax; most have a skylight over the entrance foyer.

Exterior windows (there are a lot of windows!) and doors at Plaza 14 are common property for maintenance and eventual replacement. Unit factors are allocated to suites and the commercial unit in proportion to their sizes. I keep the Condo Plan on file.
