In 1969 this eight-storey concrete building rose as a rental tower on what was then likely a fairly quiet suburban Fourteenth Street, NW. The 55 suites and three at-sidewalk commercial spaces were converted to condominium ownership as Northwoods Manor in 1993 by X L Properties, eventually changing its name to Kensington Court.

After 40 years the building was looking tired until in 2008 and 9 owners invested in all new windows, elevator and hallways improvements, exterior painting, and conopies, perking it up impressively. My photo is taken from the back to show the surface parking and the 13 stalls under the back of the tower, giving at least those carport-style parking. There's no indoor parking or basement under the building. There are no balconies.

The suites are one and two-bedroom homes of consistent sizes. The one-bedroom suites are all about 570 square feet in the building's middle while the two-bedroom suites are at the building's corners and offer 786 square feet. Upper floors facing east have million-dollar views across the Bow River to downtown. There were no original in-suite laundries, but some owners have installed small all-in-one machines and there's a small laundry room on each floor. The building has a single elevator.

Exterior windows and doors at Kensington Court are common property for maintenance and eventual replacement. Unit factors are allocated to suites in proportion to their sizes. I keep the Condo Plan on file.
