This seven-suite 1980-built three-storey walk-up apartment building was renovated and modernized during its 2005 condo conversion by Blue Fish Incorporated. Today the glass-insert railings with stucco panels make the building look like a design by Frank Lloyd Wright, and within the suites are just as slick. Renovations did up all suites to the nines, so there's high-quality laminate flooring, granite-slab counters, vessel bathroom sinks, dark-coloured cabinetry, and in-suite laundry for everyone.
With only two or three suites per floor, every suite has windows in at least two directions, and five of them receive light from three directions. Floor areas start at 533 square feet for a one-bedroom home, while most suites are two-bedroom homes of 730 square feet or more, and the only three-bedroom suite tops out at 1,025. Parking is assigned stalls around back with several of them tucked under the building's overhang. The main floor is a concrete platform atop which the structure is frame.
Unit factors at Zeven are allocated to suites in proportion to their sizes. Exterior windows and doors are the responsibility of each suite owner to maintain and for eventual replacement. Since 2007 Zeven has been self-managed by an active small Board. I keep the building's Condo Plan on file.
