This 1970 concrete-built apartment tower was converted to condo suites and commercial spaces in 2005 by a local company called Condo-Condo. From glass-panel railings to granite counters and common-area improvements including an entry canopy, the building was thoroughly refurbished. East-facing suites are exposed to some traffic noise from Fourteenth Street, but also have terrific views to downtown.

There are four large below-grade commercial condo spaces and four similarly-large at-grade commercial spaces, with 55 condo apartments on the subsequent six floors and a one-suite penthouse level. That penthouse suite spans 2,249 square feet, while on the second floor a buyer combined two east-facing one-bedroom home to create a two-bedroom home of 1,201 square feet. Other one-bedroom suites range from 560 through 646 square feet, while two-bedroom suites positioned on corners can be up to 926 square feet.

There are 71 parking stalls on the property, 51 of them surface stalls beside and behind the building, and 20 indoors beneath the rear parking lot. All stalls are assigned common property, so pay no condo contribution or property tax. All units, whether commercial or residential, are assigned unit factors in proportion to their sizes. Exterior windows and doors at Vue--replaced at conversion--are common property for maintenance and eventual replacement. I keep the Condo Plan on file.
