This interesting three-storey walk-up rental apartment building was completed in 1981 and condo converted with much-needed repairs and renovations by a Vancouver developer in 2002. Many decorative touches were added so that today's building likely looks better than when it was new. Thirty smaller-sized suites surround a courtyard in a "C" shape facing east, all atop a half in-ground heated garage with assigned parking stalls and storage lockers. The upgraded building's crown mouldings, stucco finish, and entry gazebo enclose the nicely-planted courtyard. Some higher-up suites have views to downtown.
Suite renovations included maple cabinets, laminate hardwood flooring, knock-down ceiling texture, five appliances with laundry hookups, and a breakfast bar where each galley kitchen wall was removed. Suites are separately accessed from the courtyard with stairs to second and third-floor suites, so there are no hallways. The design allows every suite windows in two directions and six suites have windows in three directions. Suites start at 484 square feet through 650 or so for one-bedroom homes, with two-bedroom suites having over 700 and up to 850 square feet.
NOTE that exterior windows and patio sliders at Bridgeview Heights are each suite owner's responsibility for maintenance and any needed replacement. Unit factors are allocated to suites in proportion to their sizes while parking stalls and lockers are assigned common property so pay no condo contributions or property taxes. I keep the building's Condo Plan on file.
