Completed in mid-2009, this 15-suite concrete and brick-plus-stucco-clad building with indoor parking is one of a series of smaller condo projects in Calgary by Infinity Developments. In 2008-9 the slower real estate market had the builder offering rent-to-own options and suite rentals, but this won't last, what with an attractive and solid low-rise four-storey structure with an elevator that's walking distance to downtown yet just beyond the hurly-burly of the inner city.
Building features include a roof-top patio with individual garden plots for those who want them, indoor parking with storage, a car-wash bay, bike storage, nine-foot ceilings, granite counters, gas fireplaces, and security-card access controls. Infinity Bridgeland boasts of environmental features that include argon-filled windows, better insulation, a bit of electricity generated by surplus boiler heat, dual-flush toilets, and a green roof with the aformentioned roof patio and garden plots.
There are four floors here atop the in-ground single-level garage, containing four "townhouses" (access from the sidewalk, as well as via the lobby) fronting onto McDougall Road and 11 suites plus one larger penthouse, within a reverse L-shaped footprint to leave some garden space at the north-west corner of the lot. Suite sizes (builder's measure) range from one-bedroom homes of 755 through 945 square feet to two-bedroom homes of 917 through 1,349 square feet, and then the penthouse suite at well over 2,000 square feet. There are 16 parking stalls for the 15 suites, so the penthouse gets two.
Exterior windows and doors at Infinity are common property for maintenance and eventual replacement. Unit factors are allocated to suites in proportion to their sizes, and the titled parking stalls have a UF of one each. I keep on file all floor plans and the Condominum Plan.
