This is one of two four-storey buildings at The Bridges by Vancouver's Bucci Developments and was completed in 2006. The builder's first Bridges project was Bella Citta at 830 Centre Avenue N.E. Both buildings have a European-style courtyard design with two main-floor passageways into the courtyard from Centre Avenue. Bella Lusso has seven two-level townhouse-style suites at grade, so their direct access allows them light from both north and south. The same dual or three-side light-source feature is built into several other suites in this clever design with east and west wings, each served by its own elevator. The two dead-end hallways allow those end suites to have light from two sides and in some cases from three sides; 'nice!

There are 74 suites at Bella Lusso and indoor assigned parking and basement storage lockers. A few suites tucked into corners facing the courtyard are only 517 square feet, but more common are two-bedroom homes in range of the 800 and 900 square feet, topping out at 1,398 square feet for penthouses. The basement garage also offers plenty of visitor parking, a car-wash bay, and two long wall-hung racks for bicycles.

Ceilings in all suites are 10 feet high or better, and top-floor suites enjoy ceilings that are well out of reach at over 11 feet. Finishing includes in-floor heating, gas ranges in some suites, gas fireplaces, gas outlets to balconies, lots of granite, stainless-steel appliances, and hardwood floors. Every suite has a patio or a balcony and most top-floor suites facing outward each have a continuous balcony along their entire length, even wrapping around the building corners.

The Condo Plan allocates unit factors to suites in proportion to their size. Exterior windows at Bella Lusso are common property for maintenance and eventual replacement. I have the Condo Plan on file.
