Here are 12 very large commercial space-apartment home combination condominiums in an industrial-style concrete building that was finally completed in 2002. With some difficulties behind them, these owners now have great store-front space with same-sized basements for commercial storage, and then two levels of home above, and each with a roof-top deck on top of that. Although it looks like two buildings, the structure is a "C" shape with a courtyard and with covered parking for everyone along the back.
These really are some of Calgary's largest condo units, with the smallest ringing in at 2,676 square feet, and the largest at 3,152, in all cases including the basement spaces. While the space is divided between commercial ground floor/basements and two upper levels of living space, the homes above are actually the larger halves, because the top floors overhang the commercial spaces. Two of the homes at the back are single-level places, but span twice the footprint, so suites all range around 1,500 square feet.
Construction was by Suncurrent Industries Inc., which has done other Inglewood-area projects, and built this out of concrete with steel joists, as I recall. Heating is in-floor. Suites have nine-foot ceilings on the main level and each upper floor has a skylight. There were delays in completion, then the unit owners had to chip in for a new roof in 2008. With that done, though, the roof decks are in use, homes are large, and a living can be made from the commercial spaces.
Exterior doors and windows at Walker Court are common property for maintenance and eventual replacement. I keep the Condo Plan on file.
