There are 134 large suites in this sprawling four-building development, best located as being behind the London Drugs on Richmond Road, S.W., also near the Co-op Grocery store, and so only a stone's throw from the Westhills and Signal Hill shopping centres. If you're driving, Glamis Drive loops west off of 50th Avenue just south of Richmond Road and returns to it, but has a traffic barrier in the middle, so is a cul-de-sac from both north and south, which is a good traffic-calming measure.
These cedar-sided frame buildings went up in 1981 and operated as rental buildings for 10 years, converting to condominium homes in 1991 through O'Shanter Development Co. of Toronto. There followed a decade of neglect but since 2001 there's been leadership to raise funds and improvements made to all four buildings. If memory serves me the corporation raised $3.6 million early in the decade to accomplish its goals. In 2009 the corporation is raising another $350,000 to replace siding, stairs and do various painting. Asking suite owners for money like this is not easy to do, so this Board should be proud of self-imposing the fund raising to update the buildings.
Although a lot of the land at Highland Park Condos is dedicated to the assigned parking, there's also considerable space in lawn and trees around and between the buildings, so half the suites have garden exposures. One-bedroom homes here are a roomy 700 square feet or more, and two-bedroom suites are mostly well over 1,000 square feet. Surprisingly, there are 33 two-level loft suites with generous floor areas and ceilings of 17 feet or more; 'nice! All suites have a generous patio or balcony and corner balconies are particularly large. Most of the balconies have a locking storage closet for the barbecue and patio furniture in addition to the large in-suite storage areas. All suites have a wood-burning fireplace with rock surround and wood mantle.
The buildings at address 60 and 90 are twins, while buildings 70 and 80 are mirror images of each other except for a single loft design difference. Exterior windows and doors here are common property with replacements being done as funds allow. Unit factors are allocated to suites pretty well in proportion to their floor areas.
