This seven-storey concrete tower was built in 1969 and condo converted in 1989, housing 41 suites in a range of layouts. There's assigned parking on common property for every suite, with 15 surface stalls off the back alley and 26 indoor stalls under these and the rear of the tower. The building's lower level, adjacent to the parking garage and its bike storage room, has a coin laundry, rec room, sauna and hot tub, although as of 2008 the sauna and hot tub are no longer in use.

The main floor holds five suites, and subsequent floors house six suites each. Above the main floor the "inside" one-bedroom homes at the building's front (north facing) are 577 square feet, while the corner one-bedroom homes are 623 square feet., and the two-bedroom suites on the back (south facing) corners each measure 883 square feet. Some of the one-bedroom suites have been combined into very nice 1,200-square-foot two-bedroom and two-bathroom suites. If memory serves, there's one such on the fourth floor, and two on the seventh, so the 42 suites shown on the Condo Plan becomes 39 actual suites.

All owners participated in 2007 to replace exterior windows and doors, so this important modernization has been done. Those exterior components are no longer common property, meaning that the building does not save through condo contributions for future window and door expenses. Condo "fees" can be held down a bit because of this, but in event of breakage or further replacement, each suite owner is responsible for their own. In 2008 I see that the twin heating boilers are nearly new with a properly-sized expansion tank, and there are three large hot-water heaters; all looking well maintained.
