Xolo315 on 24th Avenue SW
This large and stylish building just off Fourth Street SW appeals to young urban professionals. Five floors with a variety of one-storey and two-storey suites on the first and penthouse levels have angled exterior walls and a two-toned stucco finish that looks modern and offers large windows.
The parkade is concrete, of course, with frame-and-overlay construction above. There are 106 suites, 113 indoor heated and titled parking stalls, and 106 indoor storage lockers separated from the parking areas. There are 16 two-storey suites facing the sidewalk (north) and east, plus six larger two-storey penthouse suites facing north with some downtown views that each enjoy south-facing roof-top decks of about 350 square feet each; very nice.
Built in 2003 by Assured Developments, the building offers every suite an outdoor space, a gas hook up for barbecue outside, a natural-gas fireplace and angled bedroom walls in most suites, so not everything is rectangular. From the lobby and hallways to the suite layouts and finishings, everything here is sleek, even chic. Monthly condo contributions include an on-site manager, high-speed internet service and on-site recycling depot.
Exterior windows and doors at Xolo are common property for maintenance and eventual replacement ('long way off!). I have on file all original marketing materials and floor plans, plus the Condo Plan.
