This high-end concrete building of six floors was completed in 2007, housing 58 very modern suites atop a two-level in-ground garage, although its half loops are numbered one through four. Of particular note here are the nine main-floor suites, which are all very large two-storey homes ranging from 1,214 to 1,557 square feet.
The rest of the building has 12 suites per floor and then 10 on the top floor featuring two oversized suites of 1,358 square feet each at the south-east and south-west corners, each offering an over-sized corner balcony plus a second smaller balcony and an overheight sloped ceiling. The builder was Paserium Corporation and its parent SeEdcorp Inc., which previously built The Paserium, the Savoy, and the Conservatory in Connaught, and Solarium Condos in Victoria Crossing, among others.
The in-ground garage accommodates 75 vehicles in titled stalls, so 17 of the 58 suites can have two. There is indoor guest parking and bicycle storage. The garage is concrete, of course, with steel and concrete construction for all floors above it. The building's exterior design is cute, what with angled roof sections, semi-rounded balcony projections, and glass-panel railings. The exterior has highlights of stone and green-tinted windows that make this a modern-looking building, although the aqua coloured-stucco took a bit of getting used to. I'm glad to see that the builder put in high-security card-lock access.
All suites were trimmed with six appliances plus a natural-gas fireplace and a natural gas outlet for the barbecue on every balcony and patio. Interior finishings are all high end. Le Beau is just east of the Colonnade retail/condo development on Fourth Street, currently on hold but to resume construction by Strategic Developments as a commercial-only project.
Exterior windows and doors at Le Beau are common property for maintenance and their eventual replacement ('not in my lifetime!). Unit factors are allocated to suites in proportion to their floor areas and stalls were assigned a UF of one each. I have the Condo Plan on file.
