This is a concrete and brick-clad eight-storey building erected in 1981 as a rental building, then condo converted in 1985.

There are 45 assigned indoor parking stalls under the building for the 53 suites, with the balance of residents having surface parking off the lane. The building has two elevators and an attractive lobby. There is a mix of one-bedroom inside suites and two-bedroom corner suites in Sonoma Place, which I thought for years was under valued. Sunny corner concrete two-bedroom suites in Eau Claire at Connaught prices? I should have bought a couple when the buying was good! There is a mechanicals penthouse of half the building's footprint which also originally housed a hot tub, gym, and washrooms.

North-east and north-west corner suites above the ground floor do not have a balcony. Exterior windows and doors were made each suite owner's responsibility to maintain or replace in 2001, yet in 2010 I hear that owners are contributing to replace all the exterior windows and patio slider doors. Unit factors for suites are in proportion to their floor areas. I keep the Condo Plan on file.
