Right behind the Eau Claire Market and alongside the Bow River Lagoon and river pathways, these 23 spacious townhouse homes built in 1995 are in the middle of the Eau Claire action, yet have a fully-fenced property with a lovely garden courtyard over top of the concrete indoor parkade. The heated parkade has 32 titled parking units, with 10 of them being tandem, so 42 cars can be accommodated. In other words, almost all homes have space for two vehicles.

Every townhouse has a basement level with access directly off the parkade, and then three frame-built levels above that. Sizes in the five floor plans range from 2,000 square feet to 2,440 square feet, although some of that is basement, so these would not be used as "MLS" sizes, which only counts above-grade space. The top-floor loft-like spaces each have a nine-foot ceiling and a full bathroom, so could serve as a third bedroom, otherwise that's where the foosball table or library goes.

Every home has a gas fireplace, three or even four full bathrooms, windows looking both outward and in to the courtyard, and patio areas. Because these are townhouses they each have their own furnace and hot water heater and owners pay those utilities separately from the condo fees which cover all exterior maintenance. These are as close to a "house" as we can find in Eau Claire, and nice big houses they are, too!

Unit factors are assigned to each home and titled parking stall in proportion to its floor area. All exterior windows and doors are common property for maintenance and their eventual replacement. I have the Condo Plan on file.
