The rounded corner tinted windows and brick with sandstone exterior walls give this 15-storey building a distinctive and modern look. Parke Place was the second project, completed in 2003, by restaurant owner and builder Nick Livaditis, followed by his towers one and two of Five West nearby on Fifth Avenue SW.

The Parke Place location is adjacent to the Bow River and its pathways, but also backs against a rental apartment building that is a reminder of Eau Claire before it became gentrified. Most suites have terrific views either of downtown, the river and parklands, or even just the other attractive luxury condo towers nearby.

There are 53 condo units, five of them being ground-floor commercial spaces. The second floor has a single suite, extensive common amenity areas and 41 very large assigned lockers. The indoor parkade has 67 titled parking stalls, but eight of those are long tandem stalls, so the building can house 75 vehicles, meaning 22 or so suites have double parking.

Of course, the standards at Parke Place are such that many suites should expect two indoor parking stalls. Some suites extend over half a floor, an entire floor or even two levels and they range up to 4,600 square feet. But the building offers a mix of sizes, so there are one-bedroom plans of 730 square feet, and two-bedroom plans from 1,100 square feet and up. All suites have nine-foot-high ceilings and floor-to-ceiling windows with some curved corner glass walls. Balconies have unusual shapes, projecting at an angle from the building's face, then rounded off; cute! The building is centrally air conditioned, has daytime and evening staff at the two-storey lobby, a car-wash bay downstairs, softened tap hot water, natural-gas fireplaces and a gas supply to every balcony. Suite finishings are entirely high end.

Unit factors are assigned to all suites in proportion to their size, while parking stalls all have a UF of one, regardless of whether they can accommodate two vehicles. Exterior windows and doors are common property for maintenance and eventual replacement. I keep the Condo Plan on file.
