This frame building of 20 two-level suites was built as a condominium in 1977, when it was called McDougall House. Somewhere along the way the name was changed to the more impressive-sounding Eau Claire Lofts.
This is a modest building with surface parking around back and no basement or common property other than hallways. Owners are keeping up pretty well with maintaining the cedar siding. Suites are not large; from 786 square feet to 885 square feet, and with those floor areas divided over two levels none of it looks very big. Living rooms all have a fireplace, either wood-burning with a log lighter or converted to burn natural gas. These suites are seldom on the market, and the last one I heard about sold in two days for a tidy sum. 'Location, location!
The Eau Claire Lofts Condo Plan allocates unit factors in proportion to each suite's floor area, and there are no parking units, as the outdoor stalls are assigned common property. Exterior windows and doors are common property. I keep the Condo Plan on file.
