This stylish modern mixed-use concrete building rose on the edge of Chinatown in 2001, offering 104 luxury-class suites, five ground-floor condo commercial spaces and 125 indoor titled parking stalls. Many suites here are one bedroom or one-bedroom-plus-den with an open design at the windows end. Rather than a door to the bedroom the living room wall ends before it reaches the windows, so that the width of the suite is open to the floor-to-ceiling wall of windows; 'nice! Access to the bedroom is via that "doorway" gap at the windows or through the bathroom with its cheater-door arrangement. Many of these suites have a spacious den just off the entrance and the modern kitchens are open to the living areas.

Six second-floor suites enjoy large rounded patios overlooking common-property gardens that lie atop the broader main-floor commercial podium. On the tenth floor suites become larger as the number of homes per floor reduces from 12 to only six and the corner suites among these each enjoy a huge curved wall of windows. The top floor (11) has two penthouses that share half of a set-back oval level, giving each suite endless curved windows and go-on-forever balconies. The larger of these two suites has 2,774 square feet facing east, north, and wrapping around to also look west! The smaller of these still sprawls across 2,230 square feet.

There are lovely views from many of the homes at 205 Riverfront with some suites looking north-east over parkland and the Bow River to the historic Centre Street Bridge, which is lit at night. Others have a city view, some looking past the Chinese Cultural Centre's blue-tile pagoda roof. There are numerous floor plans at 205 Riverfront with eight suites as small as 592 square feet, yet I've still found those spaces to be workable and attractive. Most one-bedroom suites are in the range of 700 to 840 square feet while two-bedroom places are commonly about 915 square feet. All suites have nine-foot ceilings, a gas fireplace, stainless-steel appliances, in-suite laundry, and generally high-end finishings. The building has two elevators.

The parking is separated into two areas with separate driveways, so take the correct one. Residents drive down the south ramp to the in-ground parkade's four split levels. The north driveway leads to the at-grade single indoor level of parking and back-door access for the at-grade businesses. There's no visitor parking, although some suites own two stalls, keeping one for guests. Exterior windows and doors at 205 Riverfront are common property. Unit factors and thus expenses are allocated to all suites and commercial spaces in proportion to their floor areas while the titled parking stalls are each assigned a UF of one.
