Built on the hillside where 14th Street climbs up (south) from 17th Avenue SW, Providence Bankview faces some traffic noise, but also gets views east to downtown and north to Nose Hill Park. Completed in mid-2007, this is the first of three developments, the second being on Kensington Close in Hillhurst N.W., and the third planned for Royal Avenue in Lower Mount Royal. There are 43 roomy suites, 44 indoor titled parking stalls, indoor visitor parking stalls and 27 assigned basement storage lockers. The smallest suite is 576 sq. ft., but that's a rare floor plan. Most suites are two-bedroom layouts offering about 950 sq. ft., and as much as 1,026 sq. ft. The premium largest suites are at the north end, where five enjoy rooms that extend into turret-like projections, allowing for windows virtually all around. Four suites around back enjoy large patios and gardens atop the deck over the parkade and its entrance ramp. The east-facing front of the building has a generous setback from 14th Street with good landscaping.

All suites have nine-foot ceilings, in-suite laundry, in-floor hot-water heating, maple cabinetry, over-range microwave ovens and gas supplies to each balcony. Suites I've seen were upgraded with granite counters and stainless-steel appliances. Exterior windows and doors are common property for maintenance and future replacement, but it will be a long time before such a bill comes due.
