This was the last and largest of three buildings here by Vancouver's Magusta Developments. Laurel House was completed in 2000 as the middle building, followed by Trafalgar House to its east and finally by Morgan at the west end. Oriented to young people because of their proximity to Mount Royal College immediately to the north, these buildings focused on affordable but very cute one-bedroom suites (even studios at Morgan), but also offer spacious two-bedroom floor plans with large balconies or patios. Each building has a large landscaped courtyard atop its in-ground parking garage. The three buildings operate as separate condominium corporations. All three buildings are modern frame construction with overlay atop concrete in-ground parkades that have titled parking for every suite and some extra stalls, visitor parking and assigned common-property storage lockers for every suite, plus some bike storage spaces.
Each building is shaped roughly like a "c", giving an open-air access to and from each courtyard, with the party room and gym at grade across the courtyard from that. Each courtyard has a large brick-paved picnic area and a gazebo, so large functions have room to spill out of the social room and outdoor places to sit; 'nice. Half the suites face outward from each building, and others face inward. 'Kind of a European design repeated since then in nearby developments such as Gateway Garrison Woods and Gateway Garrison Green. Unit factors in each condo plan were assigned to suites in proportion to their sizes. In all three buildings exterior windows and doors are common property for maintenance and for eventual replacement.
Morgan is four storeys, as is Trafalgar House, with the in-between and first-built Laurel House being three storeys. Morgan has 231 suites with a few studios starting at 484 sq. ft. although most are larger, and two-bedroom two-bathroom plans range up to 929 sq. ft., so there are more suites and of smaller average size than in its neighbours. There are 247 titled parking stalls in the parkade, so 16 suites own two, plus there's indoor visitor parking. Floor plans are all open and windows are large. Staggered exterior walls allow for many corner-set windows, even for suites that are not truly corner-located. I keep on file all original sales literature, including all floor plans and building layouts, plus the condo plan.
