Welcome to the heart of the new Marda Loop.  This Colonial-themed but European-styled condo apartment building offers centre-of-the-action housing in historic Marda Loop, which has become the hip and modern Garrison Woods neighbourhood.  Completed in 2003, this development is another in a series of five by Resiance Corporation, which also built Gateway Garrison Green (250 suites), Gateway Southcentre (500 suites!), and Gateway Shawnessy Centre (258 suites).  The Gateway Garrison Woods project is easily confused with its last namesake, Gateway Marda Loop, which is four blocks east of this location....a bit outside Marda Loop proper.
 
The builder once said that "resiance" meant "home" in old English, which makes sense if we think of the word "residence".  The "gateway" name seems to derive from the design feature of a walk-through archway to each development's courtyard.  Sadly, the company lost its shirt trying to build a huge new twin-tower highrise project in the Beltline just as the real estate market stalled in 2007, and is no more.

This courtyard-centred development has 158 suites in one-bedroom, two-bedroom, and two-bedroom-plus den suites, including 34 two-level homes with vaulted ceilings.  There's an in-ground single-level garage with 170 titled parking stalls, so 12 suites own two each, plus 101 titled storage lockers plus 20 or so indoor visitor parking stalls.  There are some generously large suites here, ranging up to 1,100 square feet, and offering two bedrooms, one and a half baths, and a roomy den for a home office.  One-bedroom homes can be as small as 552 square feet, but most are larger, and all enjoy high-end finishing, so look for granite counters, hardwood floors, in-floor radiant heating, some suites with natural-gas fireplaces, and all suites having a natural gas supply to their balconies.  Fourteen at-grade suites facing onto the courtyard have large patios.  The building's lobby and hallways are large and nicely decorated.  There's a party room on the third floor facing the landscaped courtyard.

The condo plan for Gateway Garrison Woods was amended to take out the commercial spaces facing Garrison Gate (west to the Safeway).  That two-storey commercial part of the building is a strata-separated condo corporation with the Gateway's two-level homes above it and the garage parkade below it.  The Condo Plan is also complex because unit factors for suites were not allocated on a floor-area basis.  Condo contributions include in-suite electrical use and natural gas, whether for a fireplace or barbecue cooking.  Exterior windows and doors here are common property for maintenance and future replacement, although that's many decades off.  'Nice building; 'great close-in yet suburban location adjacent to shops and amenities.
