This large Colonial-themed four-phase concrete-built condo apartment project completed in 2006 was one in a series of five by Resiance Corporation, which has also built Gateway Garrison Woods (158 suites AT Marda Loop), Gateway Marda Loop (133 suites actually east of Marda Loop in Altadore), Gateway Southcentre (500 suites southeast of Macleod Trail and Anderson Road), and Gateway Shawnessy Centre (258 suites in deep-south Shawnessy).  After these substantial success stories Resiance Corporation finally stumbled with its Gateway Midtown project, which went bankrupt in 2008 and has been taken over by Pointe of View Developments.  As to the naming theme, the builder used to say that "resiance" meant "home" in old English, which makes sense if we think of the word "residence".

Like several of their other buildings this is all-concrete construction, from the two-level in-ground garage to the top of the four floors, with most dividing walls between suites also of concrete--a terrific standard.  There are 250 small suites, 282 titled indoor and heated parking stalls that have room for wire-cage storage, 43 titled storage lockers and 40 indoor visitor parking stalls.  Most of the building surrounds a European-style courtyard with an arched Peacekeepers' Gate entryway off the dead-end Henwood Street.  The south leg of the building extends towards the Glenmore Trail sound barrier, which also allows for another landscaped green space between the building and the sound barrier behind it.

Oriented towards younger singles, this building offers terrific amenities including a lobby large enough to host annual general meetings of owners, a sunny library room, a lounge/movie room, a party room, two guest suites for when Mom and Dad come to visit, a large and well-equiped gym, and a yoga studio.  All that's on top of the courtyard, of course, where traffic noise hardly reaches and one can find sunshine in the summer but be protected from the wind.  Suites have high-end finishing in small floor plans starting at 502 square feet with one-bedroom homes of about 600 square feet being common.  The largest plans are two-bedroom suites of almost 900 square feet.  Among 250 suites there's exactly one two-level loft-style suite. All suites have their own laundry, cheater-door access to the bathroom, a balcony or patio with a natural gas supply, and many have granite countertops in addition to the maple cabinetry and stainless-steel appliances.  Some top-floor suites enjoy a view of the mountains or of downtown.

Condo contributions at Gateway Garrison Green include in-suite electricity as well as the usual package of utility and maintenance services.  Exterior windows are common property for maintenance and eventual replacement.  I keep on file the large and complex Condo Plan, which extends to 14 pages, plus interpretive notes for quick action if you need to list for sale.
