This large concrete mixed-use residential condo and retail condo building rose on the site in 2002, with the commercial portion facing Centre Street and the residential side facing east onto Centre A Street east. The functions are entirely separated. From the east you'd never know the building houses shops and restaurants, with no access between the retail and residential sides.
The Hong Kont-founded Richland Development Group Inc. built a large in-ground parkade, then surface commercial parking and 31 commercial condominium spaces, ranging from tiny kiosk spaces to a 3,300 square-foot restaurant. Atop and behind the commercial portion of the building are 76 residential condominiums, with four of those being two-level townhouses with their from-the-sidewalk doors just north or south of the Centre A Street east residential lobby.
The parkade is impressive, what with 44 titled parking stalls legally linked to commercial units and used by their owners, staff and customers. Then there's secured indoor parking for visitors to the residential side, and another 61 titled stalls--six of them tandem--for the residential suite owners. Tucked in between are 46 titled storage lockers, some of them large enough to park a car, if you could get a car into those corners. Elevators then serve the residential side of the building, or it's up a stairwell to reach the commercial spaces. At grade and atop the west portion of the parkade is the surface parking just off Centre Street, giving shoppers and diners 30 easy-access stalls.
The residential lobby is marble-tiled and tall, with a small office for the resident manager. A hotel-like hall leads to the two elevators serving the five levels above the ground floor. Amenities are a gym on the second floor, a nice east-facing common deck with barbecues off that room and the resident-manager service. Suites span the range from modest one-bedroom homes to truly spacious two-bedroom homes, with more large suites than small ones. Heck, these suites extend up to 1,604 sq. ft! All suites have a balcony, some of them very large as they extend overtop of the broader first floor. Some end units project from the building's ends, so they have windows both east and west. Upper-floor west-facing suites have some downtown and mountain views. All suites have nine-foot ceilings, gas fireplace, in-suite laundry and large windows, some of them bay-window style; 'nice!
Exterior windows and doors of both residential and commercial units are common property for maintenance and future replacement. I have on file original sales literature, floor plans for suites and the condominium plan.
