Completed in 2002, this ornate seven-storey concrete building by Pasera Corporation ('also built Conservatory) sports arched balcony openings, Italianate railings and an entrance-corner turret that rises eight floors, giving the top corner penthouse suite a cathedral ceiling. There are 49 high-end suites including eight penthouses which each straddle two floors with their loft designs and each with an extra upper-floor balcony.  Penthouses or not, all suites here have open plans and received high-end finishing, so there's granite, hardwood, maple cabinetry, stainless-steel appliances, in-suite laundries, natural-gas fireplaces and balcony gas outlets.  Five suites on the second floor have each have a large roof-top patio atop the larger at-grade parking level.

There is one level of in-ground titled indoor parking, plus a level at grade, leaving room on the main for the lobby and a single suite. There are 46 titled indoor parking stalls and a few suites have been assigned common-property indoor stalls. There's also a row of four covered visitor parking stalls off 15th Avenue. There are no storage lockers, although there might be room to build some in front of cars and in various nooks, such as under stairwells.  Suite floor areas start at 572 square feet., but that's the odd man out; most suites are compact but closer to 800 square feet, and the penthouses range from 1,254 through 1,406 square feet.  An elevator serves all levels except the penthouses' loft floor.

In 2010 the owners decided that water issues should be solved by re-cladding the building, an expensive but laudable project.  Exterior windows and doors are common property for maintenance and for eventual replacement.  I have on file the penthouse floor plans and the Condo Plan.
